Seasonal location contract

in furnished accommodation for the gîte located:

The rental period begins on ……. at 5 p.m.

It ends on ………… at 1:30 a.m.

This duration cannot be extended without the express prior consent of the owner.

Rental price:

This lease is granted for the price of ………. euros (………..euros) for the entire rental period.

The rent above includes, for the entire duration of the rental, the payment of all rental charges (water, gas, electricity), sheets, pillowcases (beds made), bathroom linen, the tax of stay.

A cleaning package at the end of your stay is available for 160€.

Optional :

  • Cleaning in the middle of your stay for a fixed amount of 160 €.

  • Breakfast: €15 per person and per breakfast.

Validity of reservation and deposit

The reservation is only final upon receipt, by the owner:

  • of the reservation contract signed by the tenant.

  • a deposit check (to the order of Cèdre et Charme) of 25% of the amount of the stay, ie € which will be cashed upon receipt by the owner.

  • a check (to the order of Cèdre et Charme) representing the balance, ie € which will be cashed one month before the start date of the rental.

  • If you choose the end-of-stay cleaning package, you can pay it at the same time as the balance of the rental (by check) or pay it on site (in cash).

  • an insurance certificate covering the risks of seasonal rental for the rental dates (“resort guarantee” of multi-risk home insurance). It is an extension, often free, of civil liability insurance.

In the event of theft or damage to the rented premises, the owner declines all responsibility.

As long as the contract, the checks and the insurance certificate validating the reservation have not reached the owner, the gîte remains free for rent and can be rented by another tenant.

Security deposit

The security deposit will be given on arrival in the gîte and will be returned within 15 days of the tenant’s departure, after deduction of any costs for repairing the premises and the value of missing or damaged equipment. The security deposit or surety is 500€. It will be payable by check payable to Cèdre et Charme (cheque not cashed) or by depositing a credit card number.

Description of the gîte and its equipment.

The cottage is composed of:

Ground floor :

  • An entrance,

  • A room (with PMR accessibility) for 2 people, with private bathroom and WC. Possibility of adding a cot.

  • A large room with a dining room, a billiard area, a lounge with television (overlooking the swimming pool), library with books and board games

  • An equipped kitchen (washing machine, dryer, dishwasher, oven, hob, microwave, fridge with 3 freezer drawers, filter coffee maker and Nespresso, food processors, toaster, kettle, 2 raclette machines and 2 crepe makers, multiple sockets and extensions, etc. open to the large space.

  • A heated and covered and secure indoor swimming pool.

Non-contractual plans

Stage :

  • 2 bedrooms (2 or 3 people: 1 double bed and a single bed or 3 single beds) with their private shower room and WC

  • A swimming pool terrace (grass)

  • A terrace (in travertine, natural stone) with a table for 15 people

Rental conditions

Number of occupants.

The property is rented for a maximum of 15 occupants. The tenant expressly agrees not to exceed this number. If the number of people arriving at the gîte exceeds the capacity, the owner will refuse the additional people. This refusal can in no way be considered as a modification or a breach of the contract on the initiative of the owner, so that in the event of departure, no refund can be considered.

State of play

The inventory will be carried out without the presence of the owner.

An inventory will be made available to the tenant who will then have 48 hours to make any disputes, by sms, email, mail. In the absence of dispute by the tenant within 48 hours, the inventory established by the owner will be deemed accepted by the tenant.

The tenant will draw up the exit inventory on his own and will send it to the owner on the day of departure. The owner may contest the inventory within a current period until the arrival of the next tenant, within a limit of 48 hours.


Cancellation by the owner : the owner undertakes to reserve the use of the gîte for the tenant for the agreed period. He can only cancel the reservation in the event of force majeure (for example, the state of the gîte following bad weather or significant damage that does not allow rental). This cancellation will be notified by registered letter to the tenant, with full reimbursement of the deposit and the balance, if applicable.

Cancellation by the tenant : Any cancellation must be notified by registered letter to the owner.

  1. Cancellation before arrival at the premises:

  • The deposit remains with the owner.

  • If the cancellation occurs less than 30 days before the scheduled date of entry into the premises, the entire rental remains with the owner. No refund will be made.

  1. If the stay is shortened:

  • The rental price remains with the owner. No refund will be made.

Tenant commitment:

  • Respect the housing capacity.

  • Enjoy the house peacefully and not cause any disturbance or nuisance.

  • Do not smoke inside the house or the pool room, for safety reasons and out of respect for others.

  • Not to sublet the accommodation or not to assign this contract to a third party,

  • Notify the owner as soon as possible of any damage affecting the dwelling, its furniture or its equipment.

  • Respect the destination of the dwelling and not make any changes to it.

  • Make normal and reasonable use of the means of comfort (heating, air conditioning, water, etc.), as well as the equipment (household appliances, multimedia, kitchen, etc.) made available to him.

  • Comply with the law regarding the use of the wifi made available to them.

  • Authorize the owner or a third party mandated by him to carry out, during the rental period, any repairs ordered by the emergency, renouncing in advance to claim any compensation or reduction of the rent for this reason.

  • Comply with the terms of delivery and return of the keys to the dwelling agreed with the owner.

  • Do not make a copy of the keys given by the owner.

  • Switch off lights and electrical appliances when he leaves the gîte.

  • Lock the doors and in particular those giving access to the swimming pool when he leaves the gîte.

  • The use of the swimming pool by children is under the sole responsibility of the parents or supervisors.

  • The use of billiards is prohibited for children under 10 years old and under the responsibility of an adult for minors from 10 to 18 years old. Any damage to the felt will be charged 400€.

  • Any damage will be invoiced at the cost of new for missing items or damaged equipment. The amount will be deducted from the deposit.

  • Before leaving, put all the equipment and furniture back in its original place.

  • Before leaving, leave the house and the exterior clean and free of any rubbish or waste.

Pets are not accepted.
